Overview
Guardian Exchange Services serves as a Qualified Intermediary under Internal Revenue Code Section 1031 in effectuating exchanges of investment property.
Our experienced exchange coordinators offer a local point of contact for relinquished and replacement properties located anywhere in the United States. We prepare all exchange documents, working with you and your tax advisors, making your 1031 exchange a simple process. We offer a flat fee regardless of number of replacement properties and we invest exchange money at no additional cost to the exchanger, so there are no surprise fees.
We handle traditional delayed exchanges also known as "Starker Exchanges", Construction Exchanges and Reverse Exchanges.

1031 Exchange
In a Delayed Exchange or a Starker Exchange, the Exchanger has 45 days to identify potential Replacement property from the date of the sale of their Relinquished property and 180 days from the sale of the Relinquished property to close on the newly acquired Replacement property.
Guardian Exchange Services' experienced Exchange Coordinators draft all necessary paperwork and work with your attorney and/or tax advisor to ensure a smooth exchange process. The Exchange Agreement must be entered into between the Exchanger and the Qualified Intermediary prior to closing on the Relinquished property or the Exchange will be disqualified.

Construction Exchange
In a Construction Exchange, the Qualified Intermediary uses exchange proceeds from the sale of the Relinquished Property to make designated capital improvements to the Replacement property within the terms of the Exchange Agreement. Title to the improved Replacement Property is conveyed to Exchanger with 180 days of the sale of the Relinquished property.
Guardian Exchange Services retains experienced Outside Counsel specializing in Construction Exchanges to draft all necessary paperwork for a Construction Exchange. We work with your attorney and/or tax advisor to ensure a smooth Construction Exchange process.

Reverse Exchange
In a Reverse Exchange, Replacement property is acquired before the Relinquished property is sold. Guardian Exchange Services serves as a Qualified Intermediary and creates an Exchange Accommodation Title Holder (EAT) to take title to the Replacement property before the sale of the Relinquished Property. The Reverse Exchanger then has 45 days to identify Relinquished Property to be sold to effectuate the 1031 Exchange. The Replacement Property is transferred to Exchanger upon sale of the Relinquished Property, which must be completed within 180 days of purchase of the Replacement Property.
